Terms & Conditions

At the Arbor, we take great pride in providing our guests with a clean, safe and enjoyable environment. We do ask that you help us maintain our beautiful property by respecting our terms and conditions.


Rates & Reservations

Rates are subject to change until confirmed via e-mail. Your e-mail confirmation will include local area information, the nightly rate, tax details, and any requested packages or extras.

We accept payment by Visa, MasterCard, Discover, American Express or cash (by prior arrangement only). All reservations MUST be held with a major credit card until other payment has been arranged.  If the guest does not have a credit card, we can make arrangements to accept another person's credit card with proper advance authorization.   

A 50% deposit is required at the time of booking, with the balance due at check-in. Fees will apply in case of cancellation (see "Cancellations" below). There will be no refunds for early departure or conditions outside our control, such as inclement weather.

For first-time guests, an additional $200 refundable damage deposit will be collected at check-in and may be paid in cash or by credit card.  This deposit may be waived at the owners’ discretion.


Check-In / Check-Out

Our standard check-in time is between 4:00 and 9:00 p.m. When you arrive at the property, please proceed to the top of the driveway and park. We will meet you and escort to your cabin for a brief orientation to our property features and amenities. Once you are checked in, you will not be disturbed unless you request assistance.  If you will be arriving later than 9:00, please let us know in advance so we can arrange for self check-in.

**In order to provide the best service to all of our guests, we generally do not offer early check-in; in the case where it is possible, it must be requested in advance of your arrival and a minimum $25 fee will apply.  Please inquire.

Check-out is at 11 a.m., unless otherwise agreed.  We ask that you turn off the air/heat/ceiling fan/fireplace, all lights and the icemaker; wash all dishes and kitchenware used during your stay; place used linens in the bathtub, and leave the key on the hook. Please leave the front door UNLOCKED, and contact us by text or phone to let us know you are departing.  Late departures will be subject to an additional fee.


Cabin Amenities (Hickory, Magnolia and Tall Oaks)

All cabins are completely furnished including linens (except beach towels). Each kitchen is equipped with a full size refrigerator with ice maker, stove/oven, microwave, coffee maker, and toaster, as well as dishes, pots and pans, utensils, basic seasonings and oil. Breakfast supplies include local farm eggs, homemade baked goods, fresh fruit, hot cereal, butter, creamer, jam, coffee, tea and cocoa. We provide toilet tissue, facial tissue, paper towels, hand & bath soaps, hair dryer, iron & ironing board, cleaning products, trash bags and bathrobes for your convenience. Each cabin has smoke detectors and carbon monoxide detectors. Guests need only bring their personal items.


Cottage Amenities (Hemlock)

The Hemlock Cottage is completely furnished including linens (except beach towels). The kitchenette  is equipped with a mini refrigerator, microwave, coffee maker, and toaster as well as dishes, glassware and utensils. Breakfast supplies include homemade baked goods, fresh fruit, hot cereal, butter, creamer, jam, coffee, tea and cocoa. We provide toilet tissue, hand & bath soaps, hair dryer, iron & ironing board, cleaning products, trash bags and bathrobes for your convenience. Guests need only bring their personal items.


Pet Policy

The Hickory Cabin, Magnolia Cabin and Hemlock Cottage are pet friendly—dogs only in Hickory, cats and other welcome in Magnolia and Hemlock with advance approval.  All accompanying pets must be friendly and housebroken. There is a fee of $50 per pet per stay with a two-pet limit. You are responsible for any damages (including repair or fumigation as needed); cleaning up any accidents your pet might have; and disposing of any waste your pet creates outside on the property. We ask that when you are not at the property, whenever possible take your pet with you. If your pet is of the barking kind, and you must leave them behind, we prefer that you use a crate if they are accustomed to using one at home. You may not leave your pet unattended outdoors. You may take your dog most places in town but a leash is required.


Smoking is Permitted Outside Only

If we find evidence of smoking, including lingering odors, inside any of our cabins or cottage you will be charged a $250 cleaning fee. You may smoke on your private back deck or patio or in the pavilion area with the permission of any other guests present; smoking is not allowed on the front porch, in the parking area or on the path to and from your cabin. Please smoke responsibly outside, keeping both front and back doors closed. “Smoking” refers to tobacco and non-tobacco products, including vape pens. You must properly dispose of cigarette butts or other smoking waste, including emptying the ashtray at the end of your stay; do NOT discard cigarette butts anywhere other than your ashtray or the deposit in the pavilion, both for hygiene and to avoid the risk of fires.


Lost Keys

Any keys that are lost/misplaced will be billed at a charge of $75 each.


Liability

The Arbor Cabins at Lake Lure is a privately owned and managed property and we reserve the right to refuse services to anyone, and will not be responsible for any accidents or injuries to guests, or for loss of monies, jewelry or guest personal property of any kind. We are not responsible for weather or road conditions, power outages, criminal activities, or any other activity that may be beyond our control. There will be no refunds, allowances, or rescheduling resulting from these conditions, except in the case of a mandatory evacuation, please see below.


Mandatory Evacuation

If the state or local authorities order a mandatory evacuation of an area that includes a cabin rented by one of our guests, the guest shall comply with the order. Upon compliance, the guest will be entitled to a refund of the pro-rated rent for each night that the guest is unable to occupy the cabin because of the evacuation, which will be paid within ten business day. 


Cancellation Policy

We are a small property, and every reservation counts!  Cancelling a reservation has direct and indirect costs for us, including credit card processing fees for both the initial payment and any refund, administrative costs, and lost business from other guests who might have booked the same cabin or cottage for the same period.

  • Cancellations 30 or more days before arrival: we will refund your deposit, less an administrative fee of 10% of the pre-tax value of your reservation.*

  • Cancellations 15-29 days before arrival: we will refund 1/2 of your deposit.

  • Cancellations 14 or fewer days before arrival: no refund.

  • * If you cancel 30+ days before arrival, you may choose to receive a credit for your deposit to re-book within 12 months, to save the 10% administrative fee


Hot Tub Use & Care

Guests sometimes ask “Why do you have so many rules for your hot tubs?”

First and foremost, because hot tubs can pose a risk to health and safety if not used and cared for properly; second, because maintaining water quality and the equipment itself can be tricky, time-consuming and expensive when someone ignores our instructions.

We think outdoor hot tubs are one of the best amenities we offer.  Please enjoy yours and leave it in good condition for future guests by doing the following:  

  • Keep the water temperature between 100 and 104°F.  This keeps the water sanitized, ensures the tub will be ready for use by the next guests, and prevents any damage to the tub.  This is not a cooling tub!

  • Add water to the hot tub if the water level drops below the top row of jets. When temperatures are above freezing, you’ll have direct access to a hose for refilling. In colder weather when we cannot safely leave hoses connected/on, you can use the bucket provided in the bathroom cupboard.

  • Take a shower, with soap, before using the hot tub to remove all body oils, lotion, sunscreen, bug repellent, etc. which can affect the water chemistry.

  • Don't wear swimsuits or other clothing in the hot tub (contrary to some of the photos on our website—we don’t want to get in trouble for lewd images! :-) )

  • Don’t add any oils, bath salts, bubbles, etc. to the water. 

  • Don't smoke, eat, drink or use candles in the hot tub (again, contrary to some of our photos. Feel free to enjoy wine or any other beverage while seated on the deck outside the tub!)

  • If you ever notice three flashing dots on the temperature display, any strange noise or unusual behavior of the hot tub, please let us know ASAP.

  • Take care when removing and replacing the cover, and always leave the cover on when the tub is not in use.

  • Enter and exit the hot tub slowly and cautiously, as the deck can get slippery.

  • Get in and out of the hot tub often to regulate body temperature.  Long exposure may result in nausea, dizziness and fainting, which are symptoms of lowered blood pressure.

  • Elderly persons and those suffering from heart disease, diabetes, high or low blood pressure and those on medication should not use hot tubs.  Sitting in a hot tub dilates blood vessels, raises body temperature, lowers blood pressure or raises blood pressure depending on the individual. All of these factors have significant effects on the disorders listed above.

  • Pregnant women are generally advised not to use hot tubs, as the exposure to hot water can deprive the fetus of an adequate blood supply and cause temperature regulation problems for both mother and fetus.  Pregnant women can use the hot tub if they have consulted their physicians and received approval or if they feel comfortable using it and getting in and out frequently to regulate their body temperature.

If within 48 hours of your departure we find that the water in your hot tub is cloudy or discolored, has an unusual odor or other evidence of misuse, we will charge a minimum $100 fee for the correction of damages.  In this case, we will provide you with photos and a written description of the problem(s).
